
After roughly 70 years, and last vacant lot in Harvey Park is finally being built on! This is one of the lakefront lots along Yale Avenue, which are some of the best lots in the neighborhood - not only for being lakefront, but also because they have some incredible unobstructed mountain views over Bear Valley.
Of course, I have pessimistically assumed that when this lot is developed, it will be with another McMansion - but so far, it appears that they are building something more modern looking. These lots are challenging, because they are on a steep hill that fronts Yale Avenue. All of the homes here (most of which are original mid-century ranch home builds) have their living areas on the 2nd floor, so that they can be on lake level, and then they have walk-out basements with garages below. You definitely get your exercise, coming home on this block - but the views and private lakefront make it worth it!

Side note - the Harvey Park neighborhood has the only private lakefront property in the Denver city limits! Pretty special, if you ask me!
This lot was originally owned by the Nielsen family. Oluf Nielsen was a Harvey Park-based architect who lived and worked in his family’s Cliff May Home on Lowell Blvd, which they had bought new in the 1950s (the home is still in the family today, and thus has never been sold). He designed the two houses that flank the lot that is now being built on, but never built on his own lot, which was sold by the family a few years ago after the passing of his wife, artist Barb Nielsen.
